Devcert has developed the easiest online building application system available.

Our online application system enables you to monitor the progress of the application and communicate with Devcert within your project so that all communication are recorded against the project for your reference.

Inspection can also be booked online and the results of inspection can be viewed on line immediately after the inspection is completed. Our inspection procedures and our use of innovative technology enables us to notify you by email immediately after the inspection is completed so that you and your project file is kept up to date.



Alterations and Additions trigger retrofitting

Changes to the QDC require retrofitting of water efficient devices and toilets in some cases

QDC Part MP 4.1 Sustainable buildings

Before January 1, 2008 the QDC Part MP 4.1 required the installation of dual flush toilets and 3 star shower roses in new Class 1 and 2 dwellings and existing Class 1 and 2 dwellings undergoing bathroom renovations.

Changes to Part MP 4.1 extend these measures to require the mandatory retrofit of water efficient devices and toilets in existing Class 1 buildings and sole occupancy units in Class 2 buildings as part of other renovations. Other renovations are any additions or alterations requiring both a building approval and a plumbing approval.

The changes commence state-wide on 1 January 2008.

The Building Assessment Provisions are the laws and documents that the Building Certifier must use to assess building work for compliance.

The Queensland Development Code (QDC) is one of the Building Assessment Provisions.

The QDC has been recently renumbered the parts to include prefixes that quickly identify if the part is a mandatory part or not. Prefixes are

MP (Mandatory Part)
NMP (Non-Mandatory Part)
DP (Draft Part)

Only the Mandatory Parts of the QDC form part of the Building Assessment Provisions



TRUSS TIE-DOWNS

It has come to attention that truss tie-downs in certain aspects are being applied incorrectly. In order to provide consistency the aspects of concern are listed below:
  • mid-span tie downs – these types of tie-downs require the required tie-down method to be positioned directly over the nominated tie-down point e.g. tagged gangnail plate, over truss top chord where there is a vertical strut obstructing the nominated tie-down point.


  • trusses supporting valley trusses – where truss spacing is greater than roof batten centres, intermediate TC ties shall be required to overlap the existing battens, (refer page 48 of AS4440-2004, Instillation of Nailplated Timber Roof Trusses), as per attached.


  • truss manufacturer’s specifications – the truss manufacturer’s specifications are required to be provided at the earliest possible convenience in order to allow Devcert to carry out in confidence, the frame stage inspection. Failure to do so may result in further delays to relevant stage approval.


MANDATORY FORMS 15 & 16

Devcert requires all compliance certificates requested upon final completion of building works be issued on the mandatory forms provided by the “Department of Local Government”. These forms are to be completed in full by the responsible person of which the certificate is issued by. The mandatory forms are not to be altered in any way and must be presented in their original format.



ROOF INSULATION

All sarking / insulation materials installed to the underside of the roofing material is required to have a flammability index of not more than 5. Please refer to the manufacturers technical data sheets to ensure compliance of the products you may be currently using.



RAIN WATER TANKS

As of the 1st of July, 2007, mandatory water saving targets will apply to applications lodged for construction of new houses. These targets can be achieved through a number of options including:
  • household rainwater tanks;


  • communal rainwater tanks;


  • dual reticulation; and


  • storm water reuse.


DEVELOPMENT LODGEMENT PAYMENT

Devcert will no longer be able to pay additional lodgement fees on behalf of the client e.g. q-leave, plumbing & drainage. Payment for these additional fees will be required to be paid upon application of building works. We apologize for any inconvenience that this may cause.



INSPECTION BOOKINGS

Whilst Devcert endeavour to cater for all inspection requirements, we wish to advise that we have been experiencing some difficulty achieving all our clients expectations. Recently, there have been instances where inspections have been pre-booked for specific dates and times and for whatever reasons they have been delayed / cancelled without prior notification to our office.

Devcert would be grateful if for whatever reasons pre-booked inspections are delayed / cancelled, that we be notified at the earliest possible convenience. This will allow us to reschedule our daily commitments. We understand that this may not be easy at all times, but your assistance in this matter would be appreciated.

  • Registered Survey Plan


  • Sewerage & Water Reticulation Plan


  • Sewerage & Water Longitudinal Sections Plan
